Mykonos and Paros are competing for the top spot in the real estate market of the Cyclades

The two popular destinations in the Cyclades play a leading role in the Greek real estate market. However, while the two islands share many similarities, they also have quite a few differences when it comets to their property market.

In the case of Paros and the neighboring Antiparos, the rise in international interest in real estate is no secret, but rather a steady trend that has been discussed by market experts for several years. According to the Greek Statistical Authority, in 2024, 349 new building permits were issued, placing the island in third place nationwide and comfortably in first place in the Cyclades. Similarly, in Antiparos, 80 new permits were issued the same year, an impressive number given the island’s small size, especially since most of them concern the construction of stunning vacation homes.

On the island of Mykonos, property transactions and construction activity have slowed down in recent years, compared to the island’s usual pace. Notably, in 2024, only 23 building permits were issued. Negative media reports, restrictions on issuing building permits, and a general targeting of the island, which for many years held the crown in Greek tourism, have certainly played a significantly adverse role. Nevertheless, the “correction” of the market, along with a general redefinition of the goals for the island of the winds, have created the necessary atmosphere for a strong comeback this year.

According to Errikos Kohls, founder and CEO of the real estate company Errikos Kohls Immobilien Consulting, both Mykonos and Paros currently have the same level of appeal to potential foreign buyers. It will therefore be interesting to see which of the two islands will take the top spot in Cycladic real estate in 2025.
